In certain situations, donating a property—rather than pursuing a traditional sale—may offer both financial and social benefits.


Potential Benefits of Property Donation

1. Tax Advantages Under IRS Section 170
When a property is donated to a qualified nonprofit organization at less than fair market value, the donor may be eligible for a charitable tax deduction, subject to IRS rules and individual circumstances.

2. Cash at Closing Plus Tax Savings
In some cases, a combination of:

  • Cash received from a buyer at closing, and 
  • Immediate tax savings from a charitable contribution
